We often hear from buyers when confronted with the available new construction condos in Downtown St. Petersburg, “I’ll wait and just see what else pops up.”
Well, don’t take this personally, but you would be silly to do that. The only way more new construction is going up in Downtown St. Pete is if something else comes down first, and it takes years to get permitting to do that.
The reality is that for those who are interested in Downtown St. Pete new construction waterfront condos in the next 3 years, the options are extremely limited. Even more limited if you want a penthouse – which go fast. Unless a penthouse pops up for sale at one of the resale condo towers like Ovation, 400 Beach, Parkshore Plaza, Vinoy Place or Signature Place, which does not happen often, the only new construction penthouses that will be available in the foreseeable future are at ONE St. Petersburg, scheduled to be completed in 2018. A few of the penthouses have already been purchased, and there are currently only 4 remaining, ranging in price from $3.2 Million to $4 Million, and offering 3,400 to 4,000 square feet of living space. That’s it – you will be very unlikely to find other new construction penthouses of this size with direct water views.
There is talk of new construction condos coming to the 400 block of Central where the old “Cheese Grater” building is currently located several years from now, but because of their more inland location, they will not have the same kind of spectacular unobstructed water views that are at ONE.
