Every now and then I have to toot my own horn and brag about the power of social media.
Meet Kathy & Peter. They interviewed me as well as 2 other St. Petersburg Realtors for the job of selling their home. The two other agents told them their house was worth about $20,000 less than the price I told them, and they decided to list with me (hopefully not just because my quote was higher!) I scheduled my photographer to shoot pictures of the home and we signed the listing documents.
The day we signed, I snapped a quick photo of the front of the home with my trusty iPhone and posted it on Facebook with a message that the house was “Coming Soon“, knowing my network of St. Petersburg Realtor colleagues and clients would see it.
Within hours, a Realtor colleague of mine sent me a message via Facebook asking when she could see the home, and told me she had a buyer who’d been waiting for something to pop up in that very neighborhood. I arranged the showing, along with 3 other showings for people who also contacted me from the Facebook photo, and the next day we received a full-priced cash offer for the house, before I even had the professional pictures back from the photographer or had a chance to put the house into the MLS system.
The Sellers were ecstatic. Needless to say, they accepted the offer.
We closed on the house today, and the Sellers walked away with $20,000 more in their pockets than they thought they might get.
The moral(s) of the story are:
1. Hire a Realtor who KNOWS the area and does their homework, with a proven track record
2. Hire a Realtor who knows how to AWESOME Facebook promotions.
3. Hire a Realtor with an amazing network.
