I can’t tell you how often I get calls from a buyer who says “I just saw 123 Sesame Street on Zillow! Can we go see it? It’s my DREAM house.” I feel terrible when I have to tell them, sorry, that house sold 2 months ago.
Why doesn’t it say sold on Zillow or Trulia? Because these sites aren’t fed by what’s called IDX.
IDX is a data system that allows Realtors to send listings in real time to other Realtors. And it also updates when something goes under contract, or is sold.
This is one of the many reasons it is imperative to find a Realtor when you are searching for a home. A good Buyer’s Agent can set up a search that emails you directly from the Realtor’s MLS system which is where all listing data is contained, so you’ll know IMMEDIATELY when your dream house is listed and you can jump on it.
